Sales rose in the Primary market even as listings stayed a little lower
Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 1,681 homes sold across the Primary market in the three months ending July 31, 2026. That is up 11.9% from the same months a year before. Buyers are still out there. Maybe more than it feels like.
Are buyers still out there? That is a good question, and the honest answer is yes. The Real Estate Data Aggregator also counted 1,751 pending sales across the Primary market, up 9.7% from a year ago. Pending sales are the contracts, not the tours. They are the unglamorous step that actually tells you demand is real.
Now, the rate picture is not comfortable. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. CNBC reported a survey from Mortgage News Daily that put it as high as 7.58% on September 30. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. Higher borrowing costs slow some buyers. Not all of them.
Nationally, the National Association of Realtors reported existing-home sales fell 2.0% in August 2026. But year-to-date through the first eight months of 2026, existing-home sales were still up 1.6%. The Primary market tracked that same pattern: more sales over the year, even if any single month can dip.
How each ZIP code read in the three months ending July 31, 2026
Sales did not move the same way in every ZIP. Some rose sharply. A few slipped. That matters if you are deciding when to list, or whether to move on a home you have been watching.
Where prices moved, and where they held
Prices did not move the same direction everywhere. ZIP 89135 saw the median sale price rise 15.8%, to $890,000, according to the Real Estate Data Aggregator. ZIP 89134 was up 2.8%, to $499,900. But ZIP 89144 dipped 8.7%, to $525,000. ZIP 89129 was down 9.8%, to $415,000. ZIP 89179 dropped 10.1%, to $436,000. Not every ZIP is telling the same story.
How fast homes are moving
The unglamorous number is days on market. It tells you more than the tour ever will. ZIP 89179 had the shortest median at 41 days, down 16 days from a year before, per the Real Estate Data Aggregator. ZIP 89144 and 89145 both sat at 47 days. ZIP 89138 was the slowest at 66 days, up 18 days from a year ago. That is a real difference from one side of this market to the other.

How many homes went under contract fast
Speed at the contract stage matters more than speed at the open house. The Real Estate Data Aggregator found that in ZIP 89145, 34.7% of homes went under contract within two weeks of listing. That is up 7.8 points from a year ago. ZIP 89129 was at 31.8%, and ZIP 89179 at 31.7%. ZIP 89135 had the lowest share at 18.9%, down 16.8 points from a year before. Maybe your ZIP is moving faster than you think. Maybe it is slower.

Supply is tighter here than nationally
The National Association of Realtors reported a national months' supply of 4.9 months, the highest in over ten years. Most ZIPs in this market are sitting below that. ZIP 89178 had just 3.1 months of supply, per the Real Estate Data Aggregator. ZIP 89134 had 3.7 months. That is a tighter shelf than the national picture. Less supply with rising sales is the quiet part of this story.
